ZONING BOARD OF APPEALS     

NOTICE – ZBA June 27th Meeting will not be held

 

The following Public Hearings have been postponed to July 11, 2024 at 7:00 pm at Fuller Meadow Elementary School, 143 S Main Street:

  1. 10-18 Boston Street – Villebridge Acquisitions – Application for Comprehensive Permit - Will be continued to July 11, 2024
  2. 49 S. Main Street – Villebridge Acquisitions LLC – Special Permit and Site Plan Approval for the development of the former Angelica’s Restaurant into a neighborhood convenience center for the property located at 49 South Main Street. The following relief is being sought: Site Plan Approval – Section 9.5.2 Special Permit – Sections 9.4, 3.1.2 & C.14 of the Table of Use Regulations to allow a restaurant with Entertainment Special Permit – Sections 9.4, 3.1.2, & C.15 of the Table of Use Regulations to allow a restaurant Drive-through and/or F.1 drive -up window of facility of the Table of Use Regulations to allow drive through or drive-up window or facility Special Permit – Sections 9.4, 5.2.7 and subsection 5.2.11.1.e to allow ground sign in excess of 15 feet above ground level Special Permit – Sections 9.4, 5.2.7 and subsection 5.2.11.2.e to allow multi-occupant building wall signs for each occupant/tenant Special Permit – Sections 9.4, 5.2.7 and subsection 5.2.11.2.f to allow wall signs on more than one side of the property Special Permit – Sections 9.4, 5.3.9, & 5.3.2 to reduce the landscape buffer Special Permit – Sections 9.4 & 3.3.2 change or extend preexisting non-conforming open area (Section 4.1.2.3)  Special Permit - Sections 9.4 & 3.3.2 change or extend preexisting non-conforming green and open area, front yard (Section 4.1.2.6) - Will be continued to July 11, 2024
  1. 208 South Main Street - Sean Sarno - Special Permit and Site Plan Approval for a change of use under the Table of Use regulations, Chapter 24 to add a recreational area for children and a reduction of parking under Section 5.1.6 - Will be continued to July 11, 2024
  1. 22 Riverview Drive - Justin Belakonis - Special Permit to replace an existing non-conforming structure on an existing non-conforming lot with a new dwelling - Will be continued to July 11, 2024
  2. 177 North Main Street – John Walsh - Special Permit for a change of use under the Table of Use regulations, Chapter 10, Motor Vehicle Light Service and Repair, to add two automotive lifts in the garage - Will be continued to July 11, 2024
